Good book. Extremely in depth. This book will give you the big picture on buying a house. But most importanly should help you to avoid buying a house using the wrong criteria or reasons(ie. helps avoid a bad investment).

This is a great book that simplifies and explains the details of real estate investing. It explains how to begin and cautions against some of the risks involved. I think it provides straight-forward practical information that can help anyone get started investing in real estate.

don't think this is just for dummies, this is a helpful book for almost all beginners. it covers a wide range of topics from flips to rentals. i also suggest reading other beginner's guides of specific topics you like. for instance, if you want to know about buying properties below market value through the government, you could buy this book and Investing Without Losing (ISBN 0978834607 NOT on amazn, other stores)

I bought this book some time ago and read it as soon as I got it. I'm a realtor in the Florida Keys and continually work on my education and training. I have never read a "dummies" book before now and I was very impressed. This book was a review of much of the material I learned and great source of information that's easy to follow. The content of the book will help you decide what type of property investment is right for you. I have to say that Fabozzi has the formula down pat--he gets "guest writers" to contribute various chapters to this book and does very little writing himself. The result is a disjointed, sometimes repetitious, other times incomplete volume. This book focuses extensively on agency mortgages--Ginnies, Fannies, Freddies--and speaks only a bit to the Alt-A, subprime and more exotic privately-originated mortgage markets. To call this book comprehensive would be a lie. Although this book was highly recommended to me by a PM at a traditional long-only manager, I can only guess that previous versions were better, because this one was certainly a high-priced primer that still left many areas of the market uncovered. Areas that are glaringly missing (beyond non-agency topics) include the role of hedge funds, loss mitigation/foreclosure processes, more info on EPDs, and the erosion of lending standards/rise of the subprime market. I think that a chapter on common mortgage origination fraud issues is also merited.
This book is good for the basics, on agencies. Beyond that, it may leave you scratching your head and wondering, "And...." because there is a palpable sense of incompletion. Borrow this book from someone else that already has it--don't buy it!

If youre in the MBS business, you gotta have this as a reference book if nothing else. Its the industry standard. Item showed up brand new and good delivery.
Excellent but Compiled Work.......2003-02-15
I have seven years of experience selling these products, and I use Fabozzi's book often. This is a good reference, and a good treatment of mortgage and asset backed securities. I only gave it four stars because the fact that this is a compiled work of research material interrupts the flow of ideas. On the other hand, there is some merit to getting different angles on the subject from different viewpoints.
One caveat. Mortgage derivatives used to mean calls and puts on mortgage backed securities. Today, however, entire portfolios of mortgage risk are laid off in the form of credit derivatives.
Tavakoli has the best treatment of that topic in the book: "Credit Derivatives".
A major reference.......2000-08-02
A vast collection of articles by practitioners on Wall Street, this book covers a broad number of topics on Mortgage Backed Securities. While not a scholarly approach, 'street research' typically aims to educate the fixed income portfolio manager.
Fabozzi handbooks are overrated.......2000-06-28
It's the industry standard. Everyone has one. It stands alone in its field. And if you're reading this you're probably going to buy regardless of what is written here.
But I've found this book (along with some of the other Fabozzi 'Handbooks') to be overrated. Basically, the format of 30 or so different authors each writing a chapter in the form of an article diminishes the usefulness of the book. There is no narrative, pedagogical or otherwise. The format leads to significant gaps in coverage. The quality of the chapters is uneven, as is the level of detail covered.
Don't misunderstand me -- the Handbook isn't bad, by any strecth of the imagination. It's just not as good as it could be. It has almost no fluff, and all the information in it is good. And the competition is a very slim field. For many things Fabozzi is not only your best choice, it's your only one.

In recent years, stock market investing has been proven unstable and not very rewarding. In fact, many people have seen their retirement and personal holding accounts dwindle. Private mortgages have grown into a multi-billion-dollar industry. This market allows investors to earn substantially higher yieldswhile offering the security of real property to back the loan. Private mortgages have become an important fixed income vehicle for many investors with their personal funds, equity, and self-directed IRA accounts. Private mortgage investing isnt for the get-rich-quick type of person. However, you can comfortably double your money every 4 to 6 years. For example, should you invest in your self-directed IRA and re-invest as notes pay off? $100,000 at 12 percent grows to over $200,000 in six years, to $500,000 in 13 years and to over $1 million in 19 years. Private mortgage loans are backed by real property. Generally, you would not lend more than 55 percent on the value of the property, thus the investment is again relatively safe. Instead of concentrating on the borrowers credit history, private mortgage lenders concentrate their investment decisions on the real property itself. However, like any business or investment, there are a lot of details to learn, and you do not need to learn them on your own. Learning them on your own can be costly. In this economic environment of very low interest rates, you can still earn high yields with virtually little or no risk to your investment.

Clark's book covers the basics that any investor will need to know, including why to choose private mortgage investing (and what your other options are) and how to go about doing it. It covers all of the different aspects of mortgages such as fees, interest rates, and even has handy tables to help you out. The appendices are the best feature as they have all the forms you will need as well as a comprehensive glossary (very useful!). This book covers everything you need to know to succeed, but were too scared to ask about. It even has case studies and examples explained with real numbers that help tie the whole thing together. I would recommend this book to anyone wanting to start earning money with private mortgage investments.

This book is straightforward and gives you a tremendous amount of information about investing in private mortgages. Unlike a lot of books of the investment genre, it does not try to sell you on services provided by the authors. In fact, I wish the book had a bit more reference material for making contacts to get started with this type of investing.

Before reading Private Mortgage Investing, I knew very little about private mortgages. However, after reading it, I feel as though I really have the information I need if I decide to take this path of investing. This book provides an in-depth look at every aspect of private mortgage investing from getting the most out of your IRA to ways to invest your money. One of the most helpful sections of the book was the discussion on how to find potential borrowers - and discovering there are plenty of them out there. In fact, it was surprising to learn that 1.9 million homes were purchased by investors in 2004 - that's 23 percent of all home sales!
For me, the best part of this book is the case studies. Reading about an 18-year-old who is already investing her money and a 73-year-old who turned to private mortgage investing is an inspiration - it proves that anyone can invest their money in private mortgages and make a nice profit. Furthermore, the case studies provide valuable tips - such as the importance of working with a reputable, trustworthy broker - from investors who know what it takes to succeed.
There are also eight exhaustive appendices, one of which includes sample forms, among them an example of a mortgage note and a mortgage commitment letter. The second appendix features a complete loan package from a broker. Everything you need to get started is in this book! All in all, Private Mortgage Investing is a must-read for anyone interested in really learning how to get into private mortgage investing.

A book that calls itself a guide should be full of information that the reader can take and use on his/her own. This book has a good overview of finances, but it does a poor job of relating one branch of finance to another. There is no building of knowledge for the reader, so it is as if you are reading a different book on each page. For a book issued by the Wall Street Journal, I was rather disappointed.
Great Starter Guide.......2005-06-08
Most of us have some gaps in our understanding of personal finances. This approachable guide lays it out briefly and understandably. Since my attention span is short for this topic, this is the kind of guide I needed.
For instance, the two-page section on DEALING WITH A LENDER, shows a loan application form with 6 boxed explanations for parts of the form.
You won't learn everything you need to know in two-page bites, but it gets you briefed on everything from mutual funds, making a will, getting insurance, understanding credit card statements, 401(k) plans, your W-2 form, etc.
Once you grasp the basics, you can find a book specifically on wills or whatever you are dealing with at the moment.
Gaining control over your finances can start with this book!
Beginners Complete Book to Finance.......2004-11-19
This book is filled with illustrations and is great for beginners or for those who are more visual learners. I personally didn't find this book extremely helpful because I have a background in finance but the illustrations and information is helpful for tutoring and explaining some of the concepts. It is also a good review tool or handy reference guide when you have a quick question about finance matters. In addition the range of material covered is great. You won't find this much investment information in one place so concisely organized.
Limited introduction to finance...I expected more from WSJ.......2004-07-07
I've just graduated from college and wanted to learn how to not be poor anymore. I bought this book because I knew about Wall Street Journal's reputation for expertise and in-depth analysis of the economy etc. What I didn't expect was a book equivalent to a children's primer on personal finance. It's not bad, per se, it's just not what I expected from the Wall Street Journal.
The book covers a broad range of topics from paper money to mortgages to stocks and bonds. Unfortunately, the coverage is shallow, mostly giving definitions of what things are. The book consists of teen magazine-like layouts of pictures, graphs, and diagrams. Some of the information is helpful while some of it is interesting but trivial, and all of it is in colorful, bite-sized portions. While it's entertaining and easy-to-understand, it's also quite "fluff"-y at times.
It's a good introduction to personal finance for someone who doesn't know much about how money works beyond how to buy things. It may be ok for new high school or college grads, either as a reference or a first book on personal finance but it's not at the level for anyone who actually wants to start investing and already knows the basics. Ironically, it seems to be below the level of Wall Street Journal readers. I have since given my copy away. For someone who already knows the basics but wants a introduction to investing, I enjoyed "The First Book of Investing: The Absolute Beginner's Guide to Building Wealth Safely" by Samuel Case. It's the only other book on investing I've read (I bought it on sale on a whim), but it was clear and informative, albeit a little optimistic.

this book is a great introduction to personal finance, including banking, loans, investing, taxes, and retirement planning. it covers all of the basics, provides a nice, clear description of the processes and the structures of documents, and a glossary of important terms.
however, it's just an introduction. the book doesn't spend more than a few pages on any subtopic (ie the structure of a paycheck, the basics of a tax form). for details you'll have to go elsewhere, so keep that in mind.
as such, i'd reccomend this book to someone who is just learning the basics of money and the world of personal finance. it's a big world, you don't need to start with all of the details, so this is a good place to start. but very quickly you'll find you need more information, and you'll outgrow this book.

When you start to peel back the Res Cap onion, you will learn that Sheri Harvey is his Director of Wholesale lending at Residential Capital. Is this the kind of "honest" business practices that one would want to invest with.
